Choosing legal representation during a property transaction should you go with the cheapest solicitor? the one recommended by your estate agent? or should you go with someone local? The key is to do your research. A good solicitor will guide you through the process clearly and efficiently- reducing stress and helping everything run smoothly. Remember: cheaper doesn't always mean better.
Where to start ?
Firstly, it is best to obtain quotes from a few firms before starting the process. When comparing your options, here are a few key questions to ask:
Will I be dealing with one solicitor or will it be a team ? It is beneficial to have one solicitor who you can be in contact with day to day if you have any queries.
Are there any additional costs? Some firms may offer an initially low quote but add extra fees as the transaction progresses. Make sure you understand the full cost upfront to avoid unexpected charges later.
What is the expected timeline? If you have any set time frames which you have agreed with your Buyer/Seller it is important to state this at the outset, this will allow your solicitor to manage expectations and plan accordingly.
Check the reviews!
It is very important to read through the Google and Trust Pilot reviews for the firm you are considering. There is no better insight than from a client who has used the service before- it can give you a realistic idea of what to expect.
So you've found a few firms, but what are the positives and negatives ?
Traditional Firm - Pros
Face-to Face Interaction - If you prefer a more personal face- to face service you will be best placed going with a local firm with an office close to you.
Local Knowledge - Traditional firms are great for complex properties, such as listed buildings. They will also often have in-depth knowledge of local issues.
Established reputation- Longstanding firms may offer a greater level of trust and accountability.
Traditional Firm- Cons
Higher Costs- Some Traditional firms may charge more due to office overheads.
Geographical Limitation- You may be restricted to using a solicitor near to you, which can limit your choices.
Online Conveyancer - Pros
Lower Costs- Online services are often cheaper than traditional solicitors due to reduced overheads. (However, as set out above, it is really important to check for any hidden fees or add-ons before committing).
Convivence- Everything can be handled from your phone or computer- so there is no need for in person meetings or physical paperwork.
Online Conveyancer- Cons
Less Personal Service- You may not have a single point of contact or the same level of one-to one interaction, which can make communication less straightforward.
Limited Local Knowledge- Online firms may lack insight into regional property issues.
Whether you go with a 'traditional firm' or an online conveyancer the key is to do your research! This is one of the biggest investments of your life so take your time and compare all your options!
